RENOVATION PLANS

In this first stage we will evaluate the potential of your home, as well as defining your needs and your budget. Together we will look at what type of spaces your lifestyle requires – how many bedrooms, open kitchen or closed, number of bathrooms, ensuite or not, office space, and anything else you might require. We will look at any openings you wish to add, such as windows or garden access doors.

 

We will define the flow of your house so that there is a logical path through your home, with staircases and openings to rooms in the right place. If there are available constructible square meters we can plan the extension or if you can add another floor by raising the roof.

 

If a building is classée 1, 2 or 3 we will work with the Historical Monument Office to present and discuss what we wish to accomplish with our restoration.

 

Our architect will then draw up the complete renovation plans either for direct use or to first submit for a permit, with all that that entails.

BUDGET

 

This stage is essential - Fitting what you want into your budget. Here is where we choose all the building materials and finishes, as well as defining all the building trades we need for our renovation.

 

The first step is to choose all the building materials – flooring, wall finishes, staircases, electrical switches, kitchen fittings, bathroom fittings, fireplace, windows, dressing and anything else relevant to your project.

 

The second step is to look at the building trades we need and get a proposal from each – electrician, carpenter, plumber, heating installer, plasterer, painter, tiler, roofer, etc.

 

At the end of this stage a precise budget will be set which we will adhere to. If changes are made during the renovation a revised budget will be presented to you for your approval before the changes are implemented.

RENOVATION SITE MANAGEMENT

 

We will fully manage your renovation site with complete transparency and timely updates. Using our competent and tested network of builders we will establish the contracts for each, as well as ordering all of the technical studies needed.

 

A schedule will be set for each of the building trades and a plan will be laid out to ensure we are finished within the predetermined allotment of time and budget,

 

We will be on site daily to follow the progression of the works, with weekly team meetings to ensure deadlines and quality of work are being respected.

 

Any changes during the course of the renovation will be discussed and approved beforehand. The budget will be controlled rigorously and suggestions will be made for potential savings if needed.

We will look at space management, what goes where and how does it best fit your lifestyle. We will explore lighting, choices for furniture, as well as choices of different materials and colors.
